Pizza Time Pub on Tacoma's Sixth Avenue has closed after its owners defaulted on their lease, and a planned takeover by a loaded-potato pop-up never materialized.

The building at 2710 6th Ave., next to Hi-Voltage Records & Books, is now for sale at $799,000, according to a commercial listing from First Western Properties–Tacoma. The 2,100-square-foot space sits empty.

Property owner Patrick Mawhinney confirmed the lease default to the Tacoma News Tribune on Friday, Sept. 4. Property records show Pizza Time's owners also failed to pay property taxes in 2025 and 2026, both for amounts under $100 including late fees.

Jay Dhanda, who owns the Pizza Time franchise and also operates a location in SeaTac, declined to comment when reached by the News Tribune.

A deal that fell apart

Carmine and Destiny Hawkins, owners of Overflo Potato, told the News Tribune in June that they planned to take over the space by July. The arrangement was not a full takeover.

Dhanda's wife told the News Tribune in June that another team would come in to manage the space, with the Dhandas staying involved behind the scenes.

Mawhinney said he had not been told about the arrangement. He said the Pizza Time owners were "trying to do some weird stuff" with another food business.

The Hawkinses said they sank a few thousand dollars and significant time into cleaning and redesigning the space before the deal collapsed.

"There were a great many things that were not disclosed to us by the owners of Pizza Time," the Hawkinses told the News Tribune in a message.

They said they spoke to Mawhinney, understood he was selling the building and were relieved to get out without further losses.

What's next

Mawhinney opted to sell the building without an active tenant. The listing cites a 10-year lease signed in October 2024 with $5,000 monthly base rent and a 7.5% cap rate.

Listing agents are Andy Jessberger and Jacob Fors of First Western Properties–Tacoma.

Mawhinney also owned O'Malley's Irish Pub until last year, when he sold that business but kept the property.

Overflo Potato, which has served loaded potatoes as a pop-up since 2024, is moving forward. The Hawkinses popped up outside War Pony at 4206 E. Portland Ave. on Thursday, Sept. 3, noon to 7 p.m., and plan to return the first Thursday of each month.

They said they have received a shipping container and started converting it into a walk-up food trailer kitchen.
